Purchase price is not the total project cost
Tiny homes are often marketed with an attractive entry price. Permanent living can also require a suitable plot or pitch, permission, utilities, foundation and transport.
A very wide market range
Current market guides show a broad spread, from simple kits to premium turnkey micro-homes. Fully equipped small homes can have a high price per square metre because expensive functions are concentrated into a compact footprint.
Four budget questions
- wheels or permanent foundation?
- is the site legally suitable for residential use?
- which utility connections already exist?
- what exactly is included in the manufacturer price?
Do not buy the house first
From a risk perspective, confirm the location and permission route before committing to the building. Owning a completed tiny house does not solve an unsuitable site.
Small area still carries fixed costs
A tiny home still needs a kitchen, bathroom, heating, electrical systems and a weatherproof envelope. Those components do not shrink in proportion to floor area, so €/m² can be high. For decision-making, the absolute all-in cost is often more useful than the square-metre figure.
Model the site over several years
If you do not own a suitable plot, ongoing pitch costs may apply. Buying land brings purchase and servicing costs. Compare at least two multi-year scenarios—buying a plot and renting a pitch—to see whether the low entry price stays attractive over time.
Mobility has its own costs
A tiny house on wheels is not automatically easy to move. Weight, dimensions, tow vehicle, permissions and transport planning can limit practical mobility. If regular movement is important, make it an engineering requirement; if not, a permanent solution may be more functional.
Think about future use
Consider remote work, a partner, storage and changing mobility needs. A very compact layout can be efficient but less tolerant of life changes. Flexible furniture and good storage improve long-term usefulness.
