Two forms of off-site construction
Both methods move work from the building site into a factory. Panelised prefab homes typically arrive as wall, floor and roof elements; modular homes arrive as larger room-sized units.
Side-by-side
| Factor | Prefab / panelised | Modular |
|---|---|---|
| Transport | panels/elements | large room modules |
| Site assembly | fast | potentially very fast |
| Design freedom | high | depends on module grid |
| Expansion | project-dependent | often designed for it |
| Logistics | normal to demanding | crane/access especially important |
Which one fits?
If maximum floor-plan freedom matters, panelised systems often provide more options. If factory completion and future modular expansion are priorities, modular construction deserves a closer look. In both cases, the written specification matters more than the label.
Be realistic about design freedom
Panelised prefab systems can support very open layouts, while room modules may be more influenced by transport dimensions and a structural grid. A grid is not necessarily negative—it can simplify design. The key question is whether your desired layout fits the system naturally or requires repeated special solutions.
Compare total programme, not erection days
A module may be placed in hours and a prefab shell may rise in days, but foundation, approvals, manufacturing and utility connections still exist. Compare time from design start to move-in, not just the visible erection event.
Quality lives in details
Either method can be excellent or basic. Compare wall build-up, acoustic performance, airtightness, moisture strategy, thermal bridges, service routes and documented quality control. The label “modular” or “prefab” is not a technical specification.
Let the site influence the system
Tight urban access or difficult crane positions can make large modules challenging. A well-accessed plot can benefit from extremely short erection time. Include the site in the system decision before choosing a product.

Modular vs prefab house: key differences in Germany
Do not start with the house model alone. Start with the plot, total budget and use case, then compare layout, finish level, systems and suppliers on the same assumptions.
What can materially change this answer?

Frequently asked questions
Is modular construction faster?
On-site assembly can be extremely fast, but design, permissions and foundations still take time.
Is prefab more flexible?
Often for bespoke layouts, while modular systems can be strong for planned expansion.
